Ask a builder what their CRM costs and you usually get the per-user price from the sales call. Ask what they actually paid in the first year and the number is often very different. Here is what to look at before you sign anything, and what TRET costs, written out in full.

What does a real estate CRM cost beyond the per-user price?

Most real estate CRMs in India charge per user per month. That part is easy to compare. The total depends on everything around it:

  • Setup or implementation fees, charged once before you have sent a single message.
  • Data migration: some vendors charge to bring your existing leads across.
  • Minimum seats and lock-in: a 10-user minimum or a 12-month commitment changes the maths for a small team.
  • Add-ons: WhatsApp, telephony, portal integrations, the mobile app or a channel partner portal sold as extras.
  • Usage costs: WhatsApp messages and calls through a telephony provider are billed by that provider, whoever your CRM is.
  • GST at 18%, which is often left out of the headline price.
  • Training: who teaches your sales team, and whether that costs extra.

None of these are unusual. They just need to be in the comparison, in writing, before you pick. A low per-user price with a paid setup, a seat minimum bigger than your team and two essential add-ons can easily end up costing more than a higher price with everything included.

How much does TRET cost?

TRET has one plan for most builders, Growth, at ₹1,299 per user per month, billed quarterly. GST is added on top. The minimum is 2 users, and there is no setup fee. Onboarding, data import and training are included, so a team does not pay extra to get started. You can see the same figures in TRET’s published pricing.

Growth includes everything in TRET: leads from portals, ads and WhatsApp, follow-ups and the calendar, site visits, live inventory, the channel partner portal and commissions, bookings with payment schedules and demand notes, the customer page, reports and the Android app. There are no add-ons to buy. WhatsApp messages go from your salespeople’s own WhatsApp, and if you connect a telephony provider such as Exotel, their call charges are billed by them.

Groups running many projects or several companies can ask for Enterprise, which is priced on request.

What does TRET cost for a team of 2, 5 or 10?

A quarter is three months, so each user costs ₹3,897 per quarter before GST. Here is what that comes to, with 18% GST:

  • 2 users: ₹7,794 plus ₹1,403 GST, so ₹9,197 per quarter.
  • 5 users: ₹19,485 plus ₹3,507 GST, so ₹22,992 per quarter.
  • 10 users: ₹38,970 plus ₹7,015 GST, so ₹45,985 per quarter.

Every invoice is a proper GST invoice. If your company is registered, add your GSTIN and the invoice shows it, so you can claim the input tax credit. Each invoice carries your legal name, GSTIN and place of supply. Tax is split as CGST and SGST in Maharashtra and as IGST everywhere else. Payment is by UPI, card or netbanking.

How do you compare real estate CRM quotes before you sign?

  1. Ask for the total in writing. Get the per-user price, the billing cycle and every one-time fee on one page, with GST shown separately, so you are comparing the same thing from each vendor.
  2. Check the seat minimum and lock-in. Count the people who will actually use the CRM, then see whether the minimum or the commitment period forces you to pay for more than that.
  3. List what you need, then price it. Write down the work your team does every week: portal leads, WhatsApp, calls, site visits, inventory, channel partners, bookings. Ask which of those are in the plan and which are sold separately.
  4. Separate usage from subscription. Calls through a telephony provider are billed by that provider whichever CRM you choose, so keep them out of the CRM comparison and budget for them on their own.
  5. Ask how team changes are billed. Find out what happens when you add someone mid-quarter, remove a seat or cancel, and what happens to your data if you stop paying.
  6. Run a trial with your own leads. A demo shows the product at its best. A week with your own project and last month’s leads shows how it fits your office.

For the first year, add up the quarterly cost for your real team size, any one-time fees and the add-ons you would need. That figure, not the per-user price, is the one to compare.

What happens to the bill when your team changes?

Hiring mid-quarter? Add seats any time and you pay only for the days left in the current quarter. Removing seats takes effect at the next renewal. You can cancel whenever you like: you keep access until the end of the quarter you have paid for.

If a plan does end, the workspace turns read-only rather than disappearing. Every lead, visit and booking stays there to look at and export, and choosing a plan again picks up exactly where you left off.

Can you try TRET before you pay anything?

Yes. Every workspace starts with a 7-day free trial with everything switched on, and no card is needed. Bring one project and a couple of salespeople, import last month’s portal export from Excel, and see how the week goes before you spend a rupee.
